This is the last Will and Testament of me Ephraim Sadler of Great Saughall in the County of Chester Farmer I give and devise the two closes of land situate in Great Saughall aforesaid purchased by me from Thomas [Aldersey] Esquire of [Aldersey] Hall with the dwellinghouse two cottages and buildings erected by me on part of [one] of such fields unto and to the use of my daughter Ann Sadler and [John] William Newhall of Great Saughall aforesaid Farmer their heirs and assigns upon the trust following namely Upon trust in the first place during the life of my said daughter with and out of the rents and profits of the said closes of land dwellinghouse cottages and buildings or by selling mortgaging or charging the said closes of land dwellinghouse cottages and buildings or a competent part or parts thereof to raise the full annual sum of [forty six] pounds and to pay that same annual sum clear of all deductions to my said daughter during her life for her separate use by equal half yearly payments the first of such payments to be made at the expiration of six calendar months after my decease and subject thereto Upon trust for my [wife Ann] Sadler her heirs and assigns absolutely And it [empowers] my said daughter and the said John William Newhall and the survivor of them and the [trustees] for the time being of this my Will during the life of my said daughter to grant a lease or leases of the said closes of land dwellinghouse cottages and buildings or any [parcel] or parts thereof for a [term] or terms not exceeding [seven] years in possession at the best rent and in [rents] to be incident to the immediate [reversion] and without taking any fine or premium And I devise and bequeath all the residue of my real estate and all the personal estate to which I shall be entitled at the time of my decease to my said wife absolutely subject nevertheless to the payment of my debts funeral and testamentary expenses And I appoint my said wife and the said John William Newall Executrix and Executor of this my Will hereby revoking all other testamentary writings In witness whereof I have hereunto set my hand the Thirteenth day of March one thousand eight hundred and eighty three.

Proved at Chester the 8th day of August 1883 by the oaths of Ann Sadler Widow the Relict and John William Newall the Executors to whom Administration was granted. The Testator Ephraim Sadler was late of Great Saughall in the County of Chester Farmer and died on the 20th day of May 1883 at Great Saughall aforesaid.
Gross amount £926 8s 3d. No Leasehold.
