In the Name of God Amen I Joseph Sadler of Newhall in the parish of Wrenbury in the County of Chester Yeoman being of sound and disposing Mind Memory and Understanding do make and publish this my last Will and Testament in manner and Form following I give devise and bequeath All that my Copyhold Messuage or Dwellinghouse Lands Hereditaments and premises with the appurtenances situate in Newhall aforesaid now in the Occupation of my Daughter Sarah Howard Widow together with all that my Leasehold Messuage or Dwellinghouse situate lying and being in Nantwich in the said County of Chester now in the Occupation of William Hurlbutt unto Ephraim Sadler of Great Soughall in the said County Farmer and John Buckley of Newhall aforesaid Cooper their Heirs Executors Administrators and Assigns To hold the same Copyhold and Leasehold Estates with the appurtenances situate as aforesaid unto them the said Ephraim Sadler and John Buckley their Heirs Executors Administrators and Assigns upon the Trust nevertheless and to and for the several Intents and purposes hereinafter expressed and declared of and concerning the same Upon Trust in the first place to pay satisfy and discharge all my just Debts funeral and testamentary Expenses and the Charges of the probate of this my Will and from and after such full payment and Satisfaction thereof that they my said Trustees and the Survivor of them his Executors and Administrators do and shall permit and suffer my said Daughter Sarah Howard to receive and enjoy the Rent Issue and profits of my said Leasehold Estate situate in Nantwich aforesaid during the Term of her natural Life nevertheless subject to and charged and chargeable with the payment of the Sum of Thirty nine pounds four Shillings and Sixpence (which said Sum I stand indebted to my nephew Ephraim Sadler of Soughall aforesaid and all Interest now due or to become due thereon till the said Sum of Thirty nine pounds four Shillings and Sixpence shall be fully paid and discharged Upon further Trust that they my said Trustees and the Survivor of them his Executors & Administrators do and shall permit and suffer my said Daughter Sarah Howard to live in occupy and enjoy my said Copyhold Messuage or Dwellinghouse Lands and premises situate in Newhall aforesaid during the Term of her natural Life subject nevertheless to the payment of the annual Rent of Eight pounds in each and every year and also to keep the said premises in good and tenantable repair and pay all [Levies] and Taxes during the Term of her natural Life Also upon further Trust that they my said Trustees or the Survivor of them his Executors & Administrators do and shall pay or apply the said Rent or annual Sum of Eight pounds towards the Education Maintenance and bringing up of my Grandchildren Children of my late Son Charles Sadler deceased (except John who is sufficiently provided for) in such manner and at such Time or Times as to them my said Trustees or Trustee for the Time being shall seem proper Upon further Trust that from and immediately after the Decease of my said Daughter Sarah Howard that they my said Trustees or the Survivor of them his Executors & Administrators do and shall pay the [interlined: to each and every of the Children of my said Daughter Sarah Howard] annual Rent Issue and proceeds of my said Leasehold Estate in Nantwich aforesaid in equal and rateable proportions and Share and Share alike in each and every [Year] during the continuance of the said Lease And my mind and Will is and I do hereby will and direct that in Case either of my Granddaughters Elizabeth Howard or Mary Howard shall happen to die that their Children shall be entitled to the Share or Shares of the deceased parent or parents as if they then had been living Share and Share alike Also upon further Trust that they my said Trustees or the Survivor of them his Executors and Administrators do and shall immediately after the decease of my said Daughter Sarah Howard make Sale and absolutely dispose of my said Copyhold Estate either by public Sale or private contract for the best price or most Money that can be got or had for the same and the Money thence arising after deducting the Expenses attending the same do and shall pay the residue & remainder thereof unto all and every my Grandchildren children of my late Son Charles Sadler deceased (except John as aforesaid) and all and every my Grandchildren children of my said Daughter Sarah Howard in equal and rateable proportions and Share and Share alike And for facilitating the Sale of my said Copyhold Estate and the completion of the Title to the same I do hereby direct and declare that the receipt and receipts of my said Trustees and the Survivor of them and the Heirs Executors or Administrators of such Survivor for the Monies for which my said Estate or any part thereof shall be sold shall be good and sufficient discharge or discharges to the respective purchaser or purchasers thereof his her or their Executors and Administrators for their respective Monies. I give and bequeath unto my Granddaughter Elizabeth Howard my Bed and appendages which I usually sleep on and my Chest of Drawers I give and bequeath unto my Granddaughter Sarah Howard my other Bed and appendages and my other Chest of Drawers I give and bequeath unto my Granddaughter Ann Howard my Oak Chest and wood chairs I give and bequeath unto my Grandson Joseph Howard my rush bottom Chairs I give and bequeath unto my Granddaughter Mary Sadler my other Oak Chest China and six Silver Tea Spoons I give and bequeath unto my Daughter Sarah Howard all and every my other Household Goods and Furniture And I do hereby nominate constitute and appoint my said Trustees Executors of this my Will hereby revoking and annulling all former and other will and wills by me at any Time heretofore made And lastly I will and direct that my said Trustees and Executors do and may retain all the Costs Charges and Expenses which they or either of them may sustain in or about the Execution of this my Will out of the Estates and Effects hereby in them respectively vested IN WITNESS whereof I the said Joseph Sadler the Testator have to this my last Will and Testament contained on two Sheets of paper set and subscribed my Hand to the first Sheet hereof and my Hand and Seal to the second or last Sheet hereof the Sixth Day of March in the Year of our Lord One thousand eight hundred and twenty four.

--- EXECUTOR'S OATH (Consistory Court of Chester) ---
John Buckley of Newhall near Nantwich in the County and Diocese of Chester Cooper one of the Executors named in the last Will and Testament of Joseph Sadler late of Newhall in the parish of Wrenbury in the County of Chester aforesaid Yeoman who died on the 20th Day of March 1825 made oath that he hath made diligent search and due enquiry after and in respect of the Personal Estate and Effects of the said Deceased, in order to ascertain the full amount and value thereof; and that to the best of his knowledge, information, and belief, the whole of the Goods, Chattels, and Credits, of which the said Deceased died possessed, within the Diocese of Chester, (exclusive of what the Deceased may have been possessed of, or intitled to as a Trustee for any other Person or Persons, and not beneficially, but including the Leasehold Estates for years of the Deceased, whether absolute or determinable on Lives, and without deducting any thing on account of the Debts due and owing from the Deceased), are under the value of Twenty Pounds: And this Deponent further made oath that the said Deceased had no Personal Estate and Effects at the time of his decease within the province of Canterbury, to which this Deponent hath to Administer

John Buckley of Newhall in the county of Chester Cooper one of the executors in this Will named was sworn in common form (power being reserved to Ephraim Sadler the other Executor therein also named to take upon him the execution of the said Will when he shall lawfully request the same) and he further made oath that the personal estate and effects of the Testator within the Diocese of Chester were under the value of Twenty Pounds before me
